We are available  24/7/365 for Emergency Service. We use flat rate pricing which uses industry averages so you know you are not overpaying.

MAINTENANCE PACKAGES

Pharo Heating recommends having your HVAC equipment serviced and maintained every 12 months. We offer several levels of maintenance packages to suit your needs.  Pre-planning your scheduled maintenance and service will ensure longevity of your appliance investment, and give you peace of mind knowing you haven’t forgot.

Furnaces

Furnace Maintenance Checklist

  • Inspect and adjust air filter access doors
  • Clean and/or replace air filters
  • Clean out & test condensate drain (where applicable)
  • Inspect blower components – clean and/or adjust as necessary
  • Lubricate moving parts (where applicable)
  • Inspect & tighten loose electrical connections
  • Monitor voltage & amperage draw on motors
  • Monitor heating cycles
  • Inspect for damaged heat exchanger and/or burners
  • Adjust gas pressure if applicable
  • Inspect and adjust pilot operation if applicable
  • Monitor flue draft for safety
  • Inspect & test safety controls
  • Adjust air flow where needed for proper temperature rise
  • Inspect heat anticipator settings if applicable
  • Inspect and test thermostat operation
Boiler

Boiler Maintenance Checklist

  • Clean out & test condensate drain if applicable
  • Inspect blower components – clean and/or adjust nozzle as necessary
  • Lubricate moving parts where needed
  • Inspect & tighten loose electrical connections
  • Monitor voltage & amperage draw on motor(s)
  • Monitor heating cycles
  • Inspect heat exchanger and burners for damage
  • Adjust gas pressure as necessary
  • Inspect pilot operation and adjust where needed
  • Monitor flue draft for safe operation
  • Inspect & test safety controls
  • Adjust air flow for proper temperature rise
  • Inspect thermostat operation
  • Check pumps and zone valves
  • Check gauges
  • Check water pipes for leaks and pressure
Cooling

Air Conditioner Maintenance Checklist

  • Clean or replace standard air filters
  • Inspect inside cooling coil (clean at discounted rate if necessary)
  • Inspect primary & secondary drains
  • Clean & test condensate drain (where applicable)
  • Inspect condenser coil – clean as necessary
  • Lubricate all moving parts (where applicable)
  • Inspect & tighten all loose electrical connections
  • Monitor air conditioner operating pressure (add additional refrigerant at discounted rate if necessary)
  • Monitor air conditioning cycles
  • Inspect & test safety controls
  • Adjust air flow for proper temperature rise
  • Inspect thermostat operation

  • Replace water panel
  • Flush drain line
  • Check over operation
